Upkeep for wet-climate roofs
Roof Maintenance in Everett
Regular inspection, minor repairs and clearing that extend the life of your roof and head off the leak before it starts.
Chapter 01
What the Puget Sound rain does to a roof nobody looks at
Roofs in Everett and across Snohomish County spend most of the year wet. Moss takes hold in the gaps between shingles and keeps water pressed against them long after the rain has stopped. Needles, leaves and seed debris pile up in the valleys and along the laps, and a roof that drains slowly ages faster than one that sheds water the moment it lands.
Wind adds its own slow damage. A winter storm can lift a shingle tab just enough to break its seal, and the next gust finishes the job. Sealant around pipe boots and flashing dries out and cracks with the seasons. None of it announces itself from the driveway. The first sign most owners get is a brown stain on a ceiling, and by then the water has been at work for months.
That gap between damage starting and damage showing is the whole case for maintenance. Pacific Pride has been roofing in this weather since 1989, and the same handful of weak points turn up on roof after roof, which is exactly why a trained eye on the deck catches them early.

What a maintenance visit covers, and what it leaves alone
A visit starts with a walk of the whole roof, not just the corner you pointed at. A roofer checks the shingles for lifted or cracked tabs, looks hard at every vent, boot and chimney flashing, and reads the valleys where debris collects. Minor repairs get made while the crew is already up there, so a loose tab or a dried out seal never gets the chance to become a leak.
Clearing is part of the work too. Debris comes off the roof surface, and the gutters get checked so water leaves the roof edge instead of backing up underneath it. Gentle moss removal and gutter cover and cleaning are both printed on the side of the Pacific Pride truck.
What the visit leaves alone matters as much. If the decking is soft or the shingles are past saving, you hear it plainly and the options are laid out before anything else happens. Nathan Welch, who works for a general contractor that has used us for over 12 years, wrote that Brandon "has never tried to upsell anything." A maintenance call is not a back door to a bigger sale.
Chapter 03
Why steady upkeep beats a surprise repair bill
Maintenance pays back in two ways. A well kept roof lasts longer, so the replacement you eventually need arrives later. And small repairs cost a fraction of what water damage inside a house costs, which is the bill a neglected roof eventually sends. Fixing a boot or resetting a tab is an afternoon. Drying out a ceiling and insulation is a project.
It also lets you plan. Jeff W., one of our customers, who assesses properties before buying them, put it this way: "We know what to expect in regard to maintenance and repair upfront, allowing us to budget right away." That is the point of looking at a roof on a schedule instead of waiting for it to fail in January.
If you are not sure what shape your roof is in today, a call to our Everett office at (425) 252-0444 starts with a free estimate, and the $349 Roof Report goes further with a repair versus replacement evaluation and clear written recommendations.
Over 70% of Pacific Pride jobs come from referrals and repeat customers, and roofing in Everett has been the work since 1989.
