Commercial roofing

Commercial roofing for offices, warehouses and multi-unit properties

Installation, repairs and maintenance for offices, warehouses, retail buildings and multi-unit properties throughout Snohomish County, planned around your operations.

Chapter 01

Where a flat commercial roof gives out first

A low-slope roof does not shed water the way a pitched roof does, so every weak point gets the chance to hold a puddle. On commercial buildings in Snohomish County the trouble usually starts at the details and the edges: ponding where the deck has settled, punctures from foot traffic and rooftop equipment, and parapet walls where the coping has failed and the membrane has pulled away from the wall. Black staining down a parapet is the building telling you water has been getting in for a while.

Older buildings add a second problem. A roof built up in layers over the years, with torch down laid over built up, carries extra weight and hides moisture between the layers. By the time a ceiling tile stains in the office, the wet insulation above it can be a good deal bigger than the stain. That is why Pacific Pride starts with a full on-site inspection and not a quote from a photograph. Offices, warehouses, retail buildings and multi-unit properties each fail in their own way, and a roofer has to be standing on the deck to see which way yours is failing.

How a commercial job runs, from the first walk to the last seam

Every commercial roof starts the same way: a full on-site inspection, then moisture detection to find where water has actually travelled, not just where it shows up below. Next comes the repair versus replacement evaluation, written down so you can read the reasoning. Sometimes the honest answer is a patch and new coping. Sometimes the roof has reached the end of its life, and you hear that too. The plan that follows is built around your operations: tenants, deliveries and customers at the door, with the work coordinated for minimal disruption so your business keeps running smoothly.

One customer put the order of work on a layered roof better than we could. Steve K., from our customers, wrote: “Pacific pride replaced a low slope roof for me. They removed two layers of built up and torch down, stripped down to the plywood, repaired the surface and installed a TPO Roof. The cost was fair. They subsequently patched a puncture in the roof.” Down to the deck, repair the surface, then the new membrane. The later patch on a puncture is what ongoing maintenance looks like.

Chapter 03

Keeping a commercial roof small: maintenance and the second look

A commercial roof is not a one-time purchase. Pacific Pride installs, repairs and maintains roofs on offices, warehouses, retail buildings and multi-unit properties throughout Snohomish County, and the maintenance side is where small problems stay small. A punctured membrane patched this season is a repair. The same puncture left through a Puget Sound winter is a wet deck and a bigger conversation.

Owners and managers with more than one building get the most from a roofer who already knows the roofs. The $349 Roof Report puts a roofer on site for a leak and problem area review, a repair versus replacement evaluation and clear written recommendations, and it works for commercial properties as well as homes. If you are weighing a purchase, a lease renewal or next year's budget, you get the facts about the roof before the numbers get decided around it.

Pacific Pride Roofing has roofed Snohomish County buildings since 1989. Licensed, bonded and insured, WA contractor licence PACIFPR823O1. BBB accredited since 2006. Call (425) 252-0444.

Property managers and general contractors

The people who hire a roofer for other people’s buildings keep hiring this one.

Nathan Welch, Google review

“I work for a general contractor, and we have been using Pacific Pride Roofing for all of our roofing needs for over 12 years. Brandon and his team are dependable and reliable and always stand behind their work. Brandon is great about sharing his professional opinion and has never tried to upsell anything.”

Jeff W., from our customers

“Pacific Pride Roofing is my #1 choice for re-roofs and roof maintenance. They are outstanding at assessing properties we are in the market to purchase. We know what to expect in regard to maintenance and repair upfront, allowing us to budget right away.”

If you manage several buildings, the cheapest roofer is rarely the cheapest roof. We plan the repair against the replacement before either gets priced, and the $349 Roof Report gives you that evaluation in writing. For builders and contractors, Pacific Pride also handles roofing on new construction, and how Pacific Pride works is written out plainly if you want the whole picture before you call.
